Residential tenancy and rooming house safety checks
A landlord or proprietor must ensure safety checks are carried out on their properties. These include both gas and electrical safety checks. These checks must be done every 2 years.
The following requirements apply:
- Only a licenced or registered electrician or gasfitter can do these checks.
- The record of these checks must be kept by the landlord, proprietor or real estate agent.
- The records must be shown upon request from a tenant or resident.

An electrical safety check is conducted by a licensed or registered electrician. This check ensures the safety of all electrical:
- installations
- fixtures
- fittings.
Residual current devices (RCDs)
RCDs protect from electrical shock by turning off a circuit when triggered by a leakage current. All switchboards must have RCDs fitted.
More about gas safety checks
A gas safety check is conducted by a licensed or registered gasfitter. The gasfitter must be endorsed in Type A gas work. This check ensures the safety of all gas installations and appliances. A record of a gas safety check should include a document from the gasfitter who carried out the check.
